Luis & Susan,
Attached is the final draft of the tenant handbook. I have tried to incorporate all of both inputs. I would like to discuss on Skype this Friday if that would work for everyones schedule.

Chloe,
I would appreciate your help in finishing the handbook. Please feel free to do another draft and post it for me to look at. Luis would like to have this new book for a new tenant that he is working on.

I see a lot of work and thought has been put into the handbook and therefore why I asked. Having been involved with property management for so long in both the field and corporate levels I have found the following items to be the ones of much debate when someone feels the need to circumvent the lease agreement.

1. When is rent really late?
2. Payment of late fee when rent is late.
3. Charging of fees when service request is due to resident's negligence.
4. Pet issues
5. Noise complaints
6. Pest control
7. Redecorating the property
8. Proper Notice to Vacate/Early Lease Termination
9. Charges against Security Deposit/Return of Deposits

Keeping those items in mind, the handbook should reinforce the lease agreement in the order of the lease agreement and addenda signed.

The first part of the handbook is not necessary to the handbook as we don't want them to be looking for another place to live. The handbook is a guide to the mutual successful living between the resident and management.

I loved seeing the move out charges but we can take it even one step further. I have used on my properties a "MOVE OUT CHARGE LIST ADDENDUM" and I will send one to you for your review. This is a list of charges that may be charged upon move out to the resident. It is used at the time the move out inspection is performed and a copy is mailed to the resident with the notice of charges against the deposit if any. The resident signs this at the time of signing the Lease agreement and any other addenda. It does save on the back end of the residency any misconception of charges that may be made.

I would like to re-draft the handbook with the above kept in mind and send for your review if that meets with your approval. I can work on it tonight and tomorrow so you can have it by Friday morning.
