PostGood Faith Group Tenant Procedure Draft

Luis & Susan,
Please find attached the draft procedure for the tenant process. I purposely kept it simple and did not include reference to a software or company so that it would be applicable to anyone or anything. I envision that we would create simple procedures like this one to handle each of the various senarios like public assistance, tenant rejection, property vacate notice etc. Please let me know what each of you think.

Thank you Susan for your input, please review my edited version of Larry's document. Is there any online resources that has this process outlined? If so send me the links I'd like to review them.

Susan, I have not started on a handbook. I would be happy to do so. Do you have any suggestions? Is there a draft out in the cyber world that you have seen? I would appreciate any input that you might have.

looks good to me. i just like to collect the money sooner rather than latter.

Are you also working on a tenant handbook with rules?

If I add this addition to collect an application fee, will it be OK for release?

I think the current info is a great start. I do think that it is a good idea to put "collect an application fee" under step 2. It is difficult to get a credit card, cash or check for this fee at a latter date. Most web sites charge between $30-$40 for the background check. if the tenant is really interested he/she will not be bothered by the fee. if you decide not to charge the tenant the fee is always easier to give the money back to the tenant after the lease is signed or give some free rent to compensate for the fee.
