Luis & Susan,
I found this handbook for tenants that is put out by a university there in Florida that was developed by a student and has been published for tenants. It helps to identify their rights and responsibilities in the rental process. It appears to have all of the items that I think you will need, so I am attaching it for your review. My thought is that we could just distribute this to the tenant at the time of signing the lease. Please review and provide your comments. If you still feel that we need to personalize one, then maybe we could use this as a model and add what ever you would like.

Everything is coming together great, Susan the tenant in unit 2 at the Duplex is moving out. I'm going to start to market the rental the hand book will be giving to the new tenant for that property. Larry will you have a final draft done soon post it to propertyware.com so I can print it from here and give it to the new tenant? Larry I will put it in a neat binder with our logo on top. Please call me with any questions thanks.

I thought it might be a good idea to post some move out rules on the tenant portal. Let me know what you think of the attached document. Feel free to make any changes or modifications.

I have made some handwritten suggestions on the document. I also have typed up some rules and reminders that might be good for the tenant to keep handy. I will post them this morning.
Just an idea.... for the area in property ware that the tenant has access too it might not be a bad idea to post more detailed info such as moveout forms, possible charges and required cleaning. Also it might not be bad to post more detailed huricane/storm evacuation and preparation. Especially people new to Florida can get very uneasy when huricanes pop up.

Luis wanted this posted on the PropertyWare website so I would suggest that we also include the rules. If you have something you could copy and paste it would be great. After everyone has provided their comments, then I can pull it all together in a final draft for you and Luis. Thank you for your help.

i am working on the mark up now. i did notice that the handbook does not address rules. i am big on rules for the tenants even if the lease address rules i like to remind the tenants again. do you want to add rules to this handbook or is this more for just rent and maint items?

I agree the tenant had book should be simple and include information
related to the location, type, and specifics of that rental. No more
then 2-3 pages and should be handed out to prospective tenants. Larry
will you please use the template I've attached to help guide you. You can also find it on Propertyware.

I can do all of the edits if you have a way to mark it up and send me what needs to be changed. If you could scan the document that you mark up and post it on our website, I can retrieve and start making the changes. Let me know.

i am able to access the handbook today. thanks for the access. i think the book is great but i do think it is way too long. i think the tenant will be overwhelmed by the size. do you want me to start revising the book? i don't have a way to edit in adobe. do you have anyone who can turn it into a word doc?
