Here are some solid steps we can do

1. Go to craigslist or market place (oodle) and reply or call to each HOUSE FOR RENT ad with a standard script to offer our services.

2. Call or Email Section 8 Landlords, Apartment associations/groups, etc. and introduce them what we do and our services. Will be able to get some of these contacts online.

3. Send out mail campaign to landlords / out of state owners.

4. Sponsored advertising within in Facebook

5. Join Online Property Management / Landlord organizations (social networks, forums, etc.) to expose us to more clients and to establish our expertise with them.

If we are talking with an owner, I would suggest use a lease purchase contract.

If an agent, then just offer a standard property management agreement with them as you usually do.

I was wondering if you had a chance to review a posting that Luis did on 2/27 in his blog. He found there were only certain things that we could do without a real estate license. Does all of this you suggest fall within those guidelines? I really appreciate your insight and comments to the blog.

Jeanette, the point Larry raised is very important. You might also review my comments on how we can address that issue raised by Larry in the legal section to help in making these suggestions. But please note EVERYONE's suggestions are welcome as long as we keep in mind the rules in coming up with our options; as that is what we are all seeking at this point; before decisions are made and a final direction implemented.

Larry, thank you for pointing that out. I have read the document posted by Luis.

It mostly address properties that are already under agreement with an unlicensed staff/company to manage.

Most of the marketing strategies outlined above will help us farm for both realtors, licensed individuals, and property owners.

The realtors and other licensed individuals will cover us.

But if we are talking directly with a property owner who does not work with any licensed professional we can work out a lease option contract with them prepared by the our lawyer, James, to cover us.
I hope I am making sense here.
