Here are some solid steps we can do
1. Go to craigslist or market place (oodle) and reply or call to each HOUSE FOR RENT ad with a standard script to offer our services.
2. Call or Email Section 8 Landlords, Apartment associations/groups, etc. and introduce them what we do and our services. Will be able to get some of these contacts online.
3. Send out mail campaign to landlords / out of state owners.
4. Sponsored advertising within in Facebook
5. Join Online Property Management / Landlord organizations (social networks, forums, etc.) to expose us to more clients and to establish our expertise with them.
If we are talking with an owner, I would suggest use a lease purchase contract.
If an agent, then just offer a standard property management agreement with them as you usually do.
